Not every worn-out greenhouse requires a new structure, but not every greenhouse is worth saving. Here’s how to evaluate your options and choose the best path forward.

Knowing whether to repair, retrofit, or replace a greenhouse isn’t always a straightforward decision.

Repairs and retrofitting can offer quick wins, but if your structure or setup is unsafe or holds you back, replacement might be the better route. All three options come with their benefits and challenges.

Before deciding whether to repair, retrofit, or replace a greenhouse, start by looking at the scope and impact of the problems with your existing greenhouse.

One of the first questions to answer is whether the problem is isolated or widespread. The answer often points you toward the right solution.

Quick Answer: Localized problems often call for greenhouse repairs. If the structure is sound but performance is lacking, a retrofit may be the better investment. The goal of a retrofit is to improve performance, increase efficiency, bring the structure up to code, add new capabilities, or extend service life.

Consider a retrofit when:

  • Structure and framing are sound
  • You’re addressing a performance or system-level issue (e.g., light transmission loss from poor glazing)
  • Parts can be upgraded individually or without a full shutdown
  • Structures are up to code and can support new equipment loads
  • The use of space can change with needs
  • Layout remains functional
  • Environmental control can be improved
  • Energy efficiency upgrades are feasible
  • New systems can be added without major redesign
  • It’s more cost-effective than rebuilding

When It’s Time to Replace Your Greenhouse

A complete teardown and rebuild can make sense when a structure is no longer safe, functional, or cost-effective to maintain, or when a new greenhouse will better meet current and future needs.

When to Take the Middle Ground

Do It Over Time or A Little at a Time

With repairs, retrofits, and replacements, it’s worth noting that projects do not have to be done all at once.

You can often minimize repairs with a good maintenance program that includes preventive upkeep tasks regularly performed throughout the year to prevent more costly and extensive repairs down the road.

If you don’t have time for regular upkeep of your greenhouse, consider hiring someone else to do it for you by entering into a greenhouse maintenance contract.

If possible, consider making renovations in response to a planned repair or during maintenance, thereby upgrading your facility as part of a scheduled and budgeted stop.

Phasing in improvement projects over time can give you the flexibility to prioritize the most critical upgrades first, stay operational during construction, and spread capital expenditures out over time.

You can also phase a new build by starting with a core structure equipped with the systems you need to meet your current needs, along with the electrical, piping, and other infrastructure needed for future expansion or equipment additions.

If your budget allows, you might consider retrofitting and building new.

You could build a new greenhouse to give you more space and accommodate future needs and save on retrofit costs to renovate your present operations while builders and materials are on-site.
